Hazardous Materials Come First
In Ontario, any demolition or renovation work on a building that may contain asbestos-containing materials (ACMs) must be preceded by an asbestos assessment under Ontario Regulation 278/05. This is a legal requirement, not a recommendation — and it applies whether you're gutting one room or an entire floor.
Mould is another common finding in older properties, particularly in basements, behind exterior walls, and in spaces that have had water damage. Opening walls without first identifying and containing mould can spread contamination throughout the property.

What Happens to the Debris
All demolition debris is sorted, loaded, and removed from the site. Hazardous materials — asbestos, mould-contaminated materials, lead paint — are segregated and disposed of through licensed channels. General construction debris is disposed of at approved facilities. The site is broom-swept and left ready for the next phase of work.

Pre-Demolition Hazardous Material Assessment
Before any demolition begins, we assess the work area for asbestos-containing materials and mould. This is required by law and protects everyone on site — workers, neighbouring trades, and future occupants.
Hazardous Material Abatement
If ACMs or mould are found, they are properly removed and documented before any demolition work begins. This prevents contamination from spreading and keeps the project legally compliant.
Utility Isolation Confirmation
Before demolition starts, we confirm that all utilities serving the work area — electrical, plumbing, gas, HVAC — have been properly isolated or capped. This is coordinated with the general contractor or property owner.
Selective or Full Demolition
We execute the agreed scope — whether that's selective removal of specific elements or a full gut to the structural shell. Adjacent finishes and structural elements that are being retained are protected throughout.
Debris Removal & Sorting
All debris is sorted and removed from the site. Hazardous materials go through licensed disposal. General construction waste goes to approved disposal facilities.
Site Clean-Up
The site is thoroughly cleaned — broom-swept, vacuumed where needed — and left ready for the next trade. We don't leave cleanup for someone else.

In most Ontario municipalities, interior demolition that doesn't affect structural elements, change the use of the space, or involve plumbing and electrical work does not require a separate demolition permit. However, the renovation or construction that follows typically does. We recommend confirming with your local building department or general contractor before any work begins.
Can you work around other trades on an active job site?
Yes. We're experienced working in coordination with general contractors and other trades. We communicate scope, sequencing, and site access requirements clearly upfront so the project stays on schedule.
What if you find asbestos or mould after demolition has started?
Work stops immediately. We contain the affected area, assess the find, and determine the appropriate abatement scope. This is one of the main reasons we conduct pre-demolition assessments — surprises mid-project are significantly more disruptive and expensive than addressing hazardous materials before they're disturbed.
