Why Mould Is More Serious Than It Looks
Mould reproduces through spores — microscopic particles that become airborne when disturbed. Elevated spore counts affect indoor air quality and can cause or worsen respiratory conditions, allergic reactions, and immune responses. Mould Grows Faster Than Most People Expect
Active mould growth can begin on wet building materials within 24 to 48 hours of a water event. By the time visible patches appear on a wall surface, significant growth may already exist inside the wall assembly. Surface cleaning alone — without addressing what's behind the wall — is not remediation. It's delay.

Our Process
Moisture Source Identification
Before any mould is touched, we locate the moisture source driving the growth. Removing mould without fixing the cause guarantees it returns. We use moisture meters and thermal imaging to find hidden water intrusion.
Scope Assessment
We assess the full extent of affected materials — visible and hidden — using moisture readings, visual inspection, and where warranted, opening wall cavities to confirm the true scope before any work is quoted.
Containment
The affected area is sealed off with poly sheeting and negative air pressure to prevent cross-contamination. Spores released during removal stay contained within the work zone.
Physical Removal of Affected Materials
Mould-affected drywall, insulation, wood framing, or other porous materials are removed and disposed of. Mould cannot be killed in place in porous materials — it must come out.
Anti-Microbial Treatment
Remaining structural surfaces are treated with eco-certified anti-microbial solutions. When the situation requires a stronger treatment, we use it — but we always start with the least invasive effective option.
Drying & Dehumidification
If residual moisture is present in the structure, we deploy drying equipment to bring materials to target moisture levels before any reconstruction begins.
Post-Remediation Inspection
We visually confirm the work area is clear before containment comes down. For larger jobs or where occupants have health sensitivities, we recommend independent post-remediation air testing before reconstruction.

It depends on the scope and location. For small, contained jobs away from living areas, it's often fine. For larger projects or work near HVAC systems — where spores could spread — we recommend temporarily relocating. We'll advise you specifically based on your situation.
Will the mould come back?
Not if the moisture source is properly addressed. Mould is always a symptom of a moisture problem. If we remove the mould but the cause — a leaking pipe, inadequate ventilation, condensation — isn't fixed, regrowth is inevitable. We identify and flag the source as part of every job.
Do I need air testing before or after?
Pre-remediation testing can confirm the presence and species of mould. Post-remediation testing confirms the space is clear. Neither is legally required for residential properties, but both are valuable — especially if occupants have health sensitivities or if the property is being sold.
My landlord isn't responding. What are my options?
Tenants in Ontario have rights under the Residential Tenancies Act. If mould is affecting your health and your landlord isn't acting, you can file with the Landlord and Tenant Board. We can provide documentation of the conditions if needed.
